Here are some things to keep in mind if you're considering a stand-up forklift:

In reality, these statements aren't always true. The major factors that determine whether you need a rough terrain or a pneumatic tire forklift comes down to the surface's stability, and how bumpy or flat it is. 

Pneumatic tire trucks can work on outdoor surfaces that are typically flat like asphalt, hard packed dirt, or parking lots that are lightly coated in gravel.

If we're talking about uneven dirt, deep gravel, muddy ground, or hills and ditches, a rough terrain forklift is more than likely the equipment needed to get the job done.
